MOVE IN GUIDE

 WELCOME TO THE 18 DOORS COMMUNITY!

18 Doors Real Estate is excited to have you as part of our family.  We are committed to providing you with high quality services as your professional property management company.   Please familiarize yourself with the following information to make the move-in process a smooth one:  

▢  Your first month’s rent and security deposit must be paid in the form of a cashier’s check, money order or EFT payable to 18 Doors Real Estate.  Your security deposit is due at the time the Lease is signed. Your rent is due on or before the first day of your lease period.  Future rental payments may be paid on the Tenant Portal. This is our preferred method of rent payment.  All tenants will be given a log-in.  You may also pay by personal check or electronic funds transfer (EFT).  

▢  Rent is due and payable on the 1st of each month and charges will apply for late payments per your lease agreement.

▢  Please remember to always include your rental street address and unit on the face of the check or if using “bill pay” or similar electronic banking include street address and unit in the “memo” section for prompt credit. Your bank will provide information on timing of recurring payments.

▢  Contact the appropriate utility companies to establish service beginning on your lease start date. Contact phone numbers can be found on our website.

▢  Your Property Manager will provide you with a move-in inspection form. Please complete and return it to us within 7 days of your lease start date. Keep a copy for your records. You can access it and print it out by clicking the button below. Scan and email to daniella@18doors.com.

▢  Your Property Manager will be your contact person for all issues that may arise as long as you reside at the property. We request that all maintenance requests be presented through the tenant portal.

▢ For emergency maintenance requests, please call 858 410-0018 extension 2 and follow up with an email as well to your Property Manager as soon as possible.

▢  Finally, when you move-out, you must provide an advance 30-Day Written Notice to Vacate. Please note, however, that you will be responsible for the terms of your Lease should you decide to vacate before Lease expiration. We do not allow early termination of Leases until a qualified replacement party is found at the expense of the out-going resident.
