STEP 1 - Fill Out the Online Application

  • Each person 18 years of age or older should apply online after reading this page in it's entirety.  

  • Submit payment information. Fee is $40.00 per application.

  • We process applications on a first come, first serve basis.

  • An application is considered complete when steps 1, 2 and 3 are complete for all applicants in a household.

STEP 2 - Provide Proof of Identity

  • Attach a copy of your valid government-issued picture ID to the online application. Email it to if you are having difficulty uploading it.

STEP 3 - Provide Proof of income:

  • Upload proof of income to the online application. Email it to if you are having difficulty uploading it:

    • W-2 employee: Attach 2 most recent pay stubs.

    • If you are starting a new job, please attach an offer letter or letter of employment from your new employer.

    • Self-employed: provide a copy of previous years tax returns and/or previous 2 months pay stubs with personal information other than name blacked out.

STEP 4 - Credit, background, eviction report and references:

  • By submitting an application you are giving us consent to run a credit report and background check.

  • We will also contact your previous landlord for a rental reference so please provide current and accurate information.

  • We contact your place of work for verification of employment. Please provide accurate and up to date information for your supervisor.

STEP 5 - Approval and payment of security deposit to hold the property:

  • The property will be held for you for 48 hours if you are approved.  If the lease isn’t signed and the security deposit is not paid within this timeframe, we reserve the right to choose another applicant.


  • INCOME: As a household, applicants must make 2.5 times the rent in monthly gross income.  Sufficient proof of income is required such as two of your most recent pay stubs or tax documents.  

  • CREDIT SCORE: Applicants should have a credit score of 700 or above with a history of on time payments.

  • REFERENCES: Applicants must have good rental references.  We send out a reference request as a first step so please provide accurate contact information.

  • EVICTIONS: No history of evictions.  

  • CO-SIGNERS: Co-signers may be considered upon owner approval if any of these factors are not met.  A co-signer must meet the income and credit score criteria as outlined above on their own.  

  • HOLDING A PROPERTY: We hold properties for 2 weeks from the date of approval so applicants must be willing to start a lease within that time frame.  

Possible Reasons You May Be Declined 

History of evictions, incomplete rental application, collections, poor credit history, insufficient income, unsatisfactory references, bankruptcies, occupants that don’t qualify, pets (no aggressive breeds allowed) and/or move in dates too far in future can also be a reason for a declined application.

Security Deposits and Move In Costs

We require the security deposit to be paid in full upon approval with a signed lease. The lease start date must be within 2 weeks from the date that you apply. You may receive a conditional approval wherein you will be offered the to lease the rental with an increased security deposit.
